    Growing Demand for Boutique Hotels Drives Increase in Hotel Sales in Menorca

    The sale of accommodations in Menorca is experiencing significant growth, particularly in the boutique hotel sector. Boutique hotels, which are characterized by their charm and design, typically consist of no more than ten rooms. Many of these properties have been purchased at affordable prices and tastefully renovated, leading to an increase in their value.

    While most owners prefer to maintain discretion, they turn to trusted real estate agencies to list their businesses for sale. The majority of buyers are foreigners, with French investors being particularly active. These investors have previously invested in properties in Menorca and are now looking to sell them.

    Some large rural estates, which were previously sold and renovated, are now returning to the market through real estate agencies. However, this does not indicate poor performance of the hotels, as owners are open to new business opportunities once they have maximized their returns.

    Boutique hotels located in Menorca’s countryside estates and historical centers are in high demand and frequently appear in the market. There are also exceptions, such as a 26-room hotel in the urbanization of Cala en Porter and a hostel and aparthotel in the urbanization of Punta Prima. Even in the heart of Maó’s Tanques del Carme neighborhood, a two-star hotel is up for sale.

    Menorca is leading the hotel sales market in the Balearic Islands, with a wide range of options available in the old town of Ciutadella and Maó. There are also opportunities in villages, including a villa converted into a tourist accommodation in Ferreries and a small hotel near the southern coast in Sant Lluís.

    According to a study conducted by Idealista, approximately 11% of the properties for sale in the Balearic Islands are hotel buildings, placing the region at the top of the national ranking.
